Dormitories

Dormitories are usually housed in older buildings, and are largely found in main cities such as Kyoto, Tokyo, and Osaka. Prices are at 1,500 to 3,000 Yen per night and person.

Youth Hostels

Youth Hostels in Japan are very much similar as those in North America and Europe. They are relatively cheap at 2,500 to 3,500 Yen per night per member and 1,000 Yen more for non-members. Memberships are sold in at the hostel. There are more than 300 hostels in Japan. The only difference they have from other hostels is that they serve Japanese breakfast and have Japanese style bathrooms.

Temples

Mount Koya is one of the Buddhist temples that allow overnight stay for tourists. Prices are typically at 3,000 to 10,000 Yen per person and night.

Move-in Fees

Upon occupancy, an initial move-in fee is expected from a tenant. It can be broken down into the following:

  • Rent for one month.
  • 2-3 months rent for “refundable damage deposit” or shikikin. Though ideally it is refundable, most landlords do not give it back when you leave.
  • Key money (reikin) or a gift to the landlord that is equivalent to 1-2 months rent. Although some landlords have been abandoning this fee, some still collects it.
  • If you found the house through a real estate agent, you'll be expected to pay a fee that amounts to about 1 month's rent.

Contracts

Before signing

Prepare the following documents before signing a contract:

• Certificate of Alien Registration
• Income statement from your company.
• Guarantor's statement – a guarantor (hoshounin) who will "guarantee" that you will pay the rent and not vandalize the place. Usually, the guarantor is the employer.
• Certificate of seal impression

Bring a Japanese Person Along

Unless you speak or understand the language, it will be better of you tag long a Japanese person when dealing with real estate contracts.
